Help Center
Find quick answers about report delivery, refunds, permits, hazard data, troubleshooting, and what EstateScreener does differently from a traditional inspection.
General questions
What EstateScreener does and who it is for.
What is EstateScreener?
EstateScreener creates property risk reports for U.S. home buyers. Each report combines public records, permit history, environmental and neighborhood signals, and repair cost insights so you can research a home before making an offer.
Who is EstateScreener for?
It is built first for home buyers, especially people comparing homes, preparing offers, or trying to spot hidden risk before inspection and underwriting.
Can sellers or agents see that I checked a property?
No. EstateScreener does not notify sellers, listing agents, or owners when you research an address.
Do I need to create an account?
No. There are no user accounts. After payment, keep the confirmation page open until the report is ready, then save the PDF for your records.
Orders and delivery
How ordering works and what happens after checkout.
How long does it take to receive my report?
Most reports are ready in about 20-30 seconds. Some can take up to 3 minutes depending on the property and the amount of data available.
How do I access my report after purchase?
Stay on the confirmation page after payment. As soon as the report is ready, a download button appears there so you can view it and save the PDF.
Can I order a report for any property?
EstateScreener is designed for U.S. properties, but data coverage varies by address and municipality. Some homes will have richer records than others.
Do you offer refunds?
Yes. EstateScreener offers a 30-day money-back guarantee. Contact support with your order details and we will help you from there.
Report coverage
What the report includes, and what it does not.
What is included in an EstateScreener report?
Reports can include a mix of property history, risk, and buyer due-diligence insights, including:
- Property overview, recent listing details, and public-record cross-checks
- Ownership, tax, and permit history when records are available
- Hazard signals such as environmental and neighborhood-related risk factors
- Repair cost and replacement-cost context to support buyer decisions
Why is permit or property data sometimes missing?
Data availability depends on local municipalities and third-party sources. Some counties publish strong permit and property records, while others provide limited coverage or inconsistent historical data.
Is an EstateScreener report a substitute for a home inspection?
No. The report is informational and should be used alongside an inspection, professional advice, and any local due-diligence steps you would normally take.
Troubleshooting and support
What to do if delivery or download does not work.
My report is taking longer than expected. What should I do?
Keep the confirmation page open for up to 3 minutes. If the report still is not ready after that, email support and include your support code if you have it.
My download button is missing or not working.
Refresh the confirmation page once and wait a few more seconds. If the button still does not appear, or the download fails, contact support and we can help manually.
