Reports are created electronically after you submit an address and complete payment.

We do not conduct physical inspections, legal title searches, surveys, or on-site investigations.

Reports are provided strictly for informational and educational purposes.

Reports do not constitute:

• legal advice

real estate advice

investment advice

engineering advice

surveying or inspection services

title certification

zoning or permit approval

You are solely responsible for verifying all information with qualified professionals and official authorities before making any property or financial decisions.

Reports rely on public and third-party data sources. You acknowledge that:

• some data may be incomplete

some data may be outdated

some records may contain errors

not all properties have full coverage

not all risks can be detected through available data

We do not guarantee accuracy, completeness, or current validity of any data.

Reports are purchased without creating a user account.

Access is provided via on-screen delivery and/or email link. You are responsible for providing a correct email address and correct property address.

We are not responsible for delivery failures caused by incorrect user input.

You must be at least 18 years old to use the service.

Each Report is a one-time purchase.

Prices are shown before payment. Payment is processed by third-party payment providers. We do not store full payment card details.

We reserve the right to refuse or cancel an order if:

• an address cannot be processed

data is unavailable

fraud is suspected

a technical error occurred

Reports are digital products delivered immediately after purchase.

By purchasing, you expressly request immediate performance and delivery of the digital content.

We offer a voluntary 30-day money-back guarantee.

You may request a full refund within thirty (30) days of purchase by contacting contact@estatescreener.com and providing your order details.

Refunds will be issued to the original payment method.

This guarantee applies even if the Report has been viewed or downloaded.

We reserve the right to deny refunds in cases of:

• repeated refund abuse

bulk purchases followed by refund requests

misuse or redistribution of Reports

fraud or payment disputes filed before contacting support

We may limit the number of refunds per customer.

Approved refunds are typically processed within 5–10 business days depending on the payment provider.

Before initiating a chargeback, you agree to contact us first to attempt resolution under this guarantee.

Reports are licensed for personal or internal business decision-making only.

You may not:

• resell Reports

publish Reports

distribute Reports

use Reports commercially

build derivative databases

perform bulk extraction

All Reports, scoring models, methodologies, formats, and website content are our intellectual property.

Purchase grants a limited, non-transferable, personal use license only.

No ownership rights are transferred.

You agree not to:

• use bots or automated queries

scrape or bulk download

reverse engineer methods

overload systems

bypass protections

use the service unlawfully

We do not guarantee uninterrupted availability.

The service may be suspended due to:

• maintenance

system failures

data provider outages

force majeure events

We rely on third-party data and infrastructure providers.

We are not responsible for their errors, omissions, delays, or outages.

permit denials

zoning outcomes

construction outcomes

financing outcomes

indirect or consequential damages

Our total maximum liability for any claim shall not exceed:

the amount paid for the Report or the refund amount issued, whichever is greater.

You are solely responsible for:

consulting qualified professionals

conducting full due diligence

Reports are only one informational input in your decision process.

You agree to indemnify and hold us harmless from claims arising from:

unlawful use

redistribution of Reports

violation of these Terms

The service is operated from Poland and provided internationally, including to users in the United States.

Users are responsible for compliance with their local laws.

These Terms are governed by the laws of Poland, excluding conflict-of-law principles.

Mandatory consumer protection laws in the user’s jurisdiction remain unaffected where applicable.

Before filing any legal claim, you agree to contact us first to attempt informal resolution.

Unresolved disputes shall be handled by competent courts in Poland unless mandatory consumer law provides otherwise.

We may update these Terms from time to time. Updated versions become effective when posted on the website.
